Ensures proper building operations, maintenance, engineering, and budgeting - plans and manages reactive, preventative, and predictive maintenance as well as necessary repairs to keep the showrooms in optimal condition. Work areas include but are not limited to exterior landscaping, interior finishing’s, lighting, HVAC, life safety systems, building controls, fire & security systems, electrical, and roofing.
Procures equipment and outside facility services - Will select and negotiate with vendors and suppliers to complete tasking at optimal pricing and quality of work.
Safety and Code compliance - Inspects the facility to ensure that health, safety, and security requires are being met. Responsible for management and proper operation of all fire detection and protection equipment, as well as security systems. Conducts annual inspections with various code enforcement agencies, and corrects any issues dealing with health, safety, environmental, and security that may be identified. Works with FM Global to ensure properties are compliant with FM’s guidelines and standards.
Reports - Prepares reports and spreadsheets as needed to monitor facility related information. Expected to utilize the CMMS software for maintenance and repair work.
Hurricane Preparation & Recovery - Works closely with all Showroom General Managers and vendors to ensure all necessary preparations are completed in the event of a storm.
Administrative support functions - Serves as back up to Director of Facilities and assists with special projects as needed.
Miscellaneous Duties - All other unspecified work that is within reason of the position.
